HUD Homes- will the department of housing and urban development ever buy a home directly from someone?
Will HUD homes ever purchase run down houses? Or do they only sell FHA foreclosure listings? am the owner of a rental property that has been practically destroyed by my most recent tenants! I am not in the financial state to make all of the repairs to the home that must be made to make this house livable again. The house has been ripped of all its appliances and mold and mildew cover the walls and base boards and all of the flooring needs to be replaced. Just a year ago the home was worth $47,00, but I am only really looking to get $28,000 for the state that it is in now.
And if they wont purchase it, are there other government programs that will buy houses like this? I just need to get it off my hands.

If you are late on your mortgage, but the bank accepts a partial payment, can they still foreclose on you?
I know when you live in an apartment and are renting, and you receive eviction papers for failure to pay rent, if the manager accepts a partial payment the eviction process comes to a halt. Now if you receive something from your mortgage company stating if you don't pay by a certain date, then they may start foreclosure on your house. If they accept partial payment would this stop this procedure.

When to refinance a home?
Is it ever wise to refinance a mortgage because you no longer want to do business with that bank?
We have been struggling with making on-time payments due to an income decrease, and filed for help with their Loss Mitigation Dept. last October. Long story short, we were denied and I sought Legal Aid via attorney to help us sort out our issues. - His solution, file bankruptcy on the $2,250, due the mortgage company, to keep us out of foreclosure. :( Frankly, this was a Free Legal Aid service and I don't feel the attorney was too interested in working on our messy financials with the mort. comp. (Easier to file a Chapter 13 and adjust our loan?)
Anyhow, we simply "coughed up" the $2,250 to pay our account current (included $409 in late fees) and now my next mortgage statement shows they put $500 in a Suspense Account, did not pay off the late fees, and ADDED $300 more to Other Fees!...WTH?
I got NO resolution with a phone call to the bank, each representative had different information, and I'm so frustrated, after sending every penny they wanted to bring our account current, we owe hundreds more, just 9 days later?!
What do I do now? (I am going to call the attorney back, to let him know what the circumstances are now, and see what he says...but I'm not confident I'll get the advice I want to hear.)...I feel like the mortgage company is wanting us to fail and I don't think I want them in control of our home for another 24 years. - I'm just unsure if our credit is good enough to refinancee and don't want to lose the decent interest rate & monthly payment/s amount we are comfortable with.
We are anxious to get back in good-standing for 7 months now. Have done everything asked/required of us during the LMP, Made 6 timely payments during their decision process, but they returned the last one & wanted ALL the monies due. Gave them those funds. Made May's payment on time...*sigh*
