How to price. Is this okay?
We've had our home for sale off and as a FSBO. We're looking to list with a Realtor next month. We've always been listed (in local papers, through a few buyers we've talked to) at a set price. We'd like to raise the price a bit (to make up for the Realtor cost). The one Realtor that we've talked to said "absolutely not" and she won't represent us if we raised the price. She said we would be "shooting ourselves in the foot". I get that buyer want the best price and might be a bit upset that the price has risen. HOWEVER, as a buyer I would also know that a FSBO would be able to be a bit cheaper. So, is it okay to rise the price to make up for Realtor costs? In response to Beverly- I get that. Our home appraised at $109,000 when we bought it in 2008. Since then we've put over $40,000 into it and are pricing at $130,000. I really hope it would appraise okay! The Realtor we talked to has homes (smaller, in town, with no outbuildings, small yards) priced at around the $130,000. She went on and on about how we'd be so "competitive". If that was the case I didn't understand why we couldn't raise the price a bit? --We have a 3-4 bedroom, 2 story (plus walk up attic and full basement) home on 2 acres, with 3 outbuildings. In central Illinois. No, the market isn't great and we might sit for awhile. However, if you can't make it worth it to move without raising the price 10% what's the point? If this isn't a rule isn't she just turning clients away?

Advice to selling a For Sale By Owner house....help!?
All of the agents in our area seem to only want to sit on their butt and list people's houses. We are selling our house by owner, because with this economy, we just arent willing to give away our house to a realtor who....sits on their butt. With no traffic going through our house, it's hard to sell it. Do you have any advice for me? Good advice when doing open houses? Good advice for getting the word out? Are open houses worth it? We are giving a Buyer's Agent Commision of 3% and we are listed on FSBO.com along with the MLS. We've been on the market for around 5 months and only had about 5 people come in the hosue...not good. Summer's coming, we want some traffic! Any advice on anything? PLEASE! much, much appreciated. Thanks!

What are some of the best ways to advertise a FSBO - For Sale by owner (Home for sale)? I have it on Craigslist and ebay classifieds. Where's a good free place to advertise? Are there any services I should check out that are low cost? I live in NW PA I had a realtor but they did not do much to bring in a sale. (Two years) Thanks for any information you may share

How to search real estate property?
I am working on my first bird dog deal. The buyer want me to find single-family homes with 3 beds and 1 bath. The homes can be either vacant, FSBO, or has code violation sticker. I can take the time and travel across some ransom areas I know nothing about or I can find some better way. The better way I was going to do was search online at the FSBO webpages to get my deals. The problem is the buyer I am bird dogging for is on to that little trick and is not interested in homes found on FSBO sites. If I was to travel around random areas to find these deals, it would be the hard way. The only thing I could do is look at the houses from the outside while not knowing if they are 3 beds and 1 bath. The only way to tell that information right off is to get it online. That is the tough part when physically looking for deals, which is I only get an outside view. I was considering getting help from a realtor. The thing about them is I don't know if they can locate vacant, FSBO, or homes with violation stickers. Often times the homes they locate for me are homes taken over by real estate agencies. Those are not the ones the buyer wants. They have to be the three types I listed above with no real estate agents involved. And how will the buyer know the difference anyway if I found the deals online at some FSBO sites? I would guess as long as the deal is a good deal then it shouldn't matter how
