Do you always need 20% down on manufactured homes?
There's a house my husband and I are very interested in buying. It's a beautiful double wide/modular on a little over 5 acres for my horses, it's a short sale. The problem is every bank we've spoke to locally says we need 20% down on all manufactured homes. We obviously do not have that much to just give away and aren't able to save it up that quick. I just don't understand and have never heard of them needing that much. Suddenly homes that I've always associated with being for low income or poor seem like you need to be rich to own!

Why are single wide manufactured homes prohibited in almost every city in America?
If they meet safety code and are installed on a foundation why are people so bigoted towards this affordable home option? I understand that old "trailers" are an eye-soar. But so are any old home that isn't taken care of. Also there is the concern for tornado damage, but let's talk about the west coast where there is little thread of tornadoes or hurricanes. I am talking about putting a brand new trailer within city limits. Even many counties don't allow it. To those who say modern trailers are more likely to have a fire, please list your source. I understand the older ones used to use aluminum wiring. But do tell me how the modern ones are more prone to fire.

How can I buy an off the market property owned by bank of america home loans fka countrywide home loans?
I found a manufactured home, thats been vacant for I know at least 2 years. I researched that its owned by bac home loans servicing LP FKA countrywide home loans servicing LP... I havnt been able to get ahold of anyone. What are the steps I could take, or what options might I have? The property isnt on the market, I donno if its a foreclosure, or what.
