Where to find information on land for sale in Vancouver area?
Hi, Already looked at "mls (realtor) ca" and found very few if not less options. Are there any specific resources where one can find information about land for sale in Vancouver area? Primarily interested in small lots with river, lake, ocean access for reasonable (still believe it can be ;) ) price. Thanks!

About to buy a home! But a few ODD questions.?
First off let me show you the home. http://www.realtor.ca/propertyDetails.aspx?propertyId=7878068 It is a small 2 bedroom home, On a nice quiet street- I have been communicating with Edward O'Langford for a few days now about finanancing options. We have been talking (no money figures yet) and he understand that I have a job that can potentially take care of a home, Here is the tricky part- I am 17 years old THUS not legal age to sign a document, Correct? We have been talking, And I just want to get my facts in line- Please do not post saying YOUR TO YOUNG TO BUY A HOUSE! RENT OR GO BACK HOME! Please, You dont know me- Do not post such ignorence. We[Mr. Langford and I] Have been communicating, And i put the idea about, Financing, OF course with a downpayment, But the thing is I could only give about $2000, If i save VERY hard in the next 2 months. Any Advice? Anything to be wary about? What would you do? (i really like this house!!) What would my financing be? APROX. ive seen homes (a little lower in ccost then this one) financing for $550 a month- Im expecting a $600 fifinancing, BUT with my small downpayment maybe even $700- Plus utilites, Im expecting roughly $1000 a month. just for the home, Correct? Also while im writing, Notice in the basement, Around the window[5th picture] It looks open to the wall? Insulation and such, Am i seeing correctly? I know the carpet would have to go but as it is just me and no recroom furniture it will stay for a few years. Has any one beein in a Financing situation that they cn guide me along? I am making $10/hour FULL time at NCO. Aprox pay $1300. Please give me any advice. NO IGNORANCE PLEASE! :) The home is worth $78,900- I posted a link at the begining so you can understand what im talking about :) I am not emancipated. And I understand how its not wise to use 80% of your pay for your home, But I also have some people lined up for "roomates" to rent out the basment or extra bedroom. BUT I do not want to HAVE to have boarders or roomates- But it is becoming increasingly popular to buy a home and rent out rooms or the whole basement, If i rented out the whole basement I would try and get around $400-500 a month, this includes Laundry, useof bathroom(obvously) use of fridge if you do not have your own, use of stove- everything in the home minus my personal quaters. Now I know there are ALOT of responsibiltys when it comes to making legal renting papers but I would be willing to do so. I also believe it is a split level side entry, So the side door goes up to the main floor and down to the basement(do you understand? if not ill draw a diagram.) if this is true.. I would then market the basement as a fULL basment for rent. There is also a non profit organization that can supply me with a fridge and stove. Maybe for the basment? but it still requires a bathroom... WHICH i dont have the money to add on. Do you think it would be wiseto rent the WHOLE basement out? I know the laundry situation would be awkward, But maybe it might work out fine? What would YOU rent the WHOLE basment out for? This includes the LARGE recrooom and the unfinished part- maybe for their living areas or put their own mini kitchen in.. Rameh...: I am in belief that the agent is the one who also OWNS the home. as it says "SELLER IS A LICENSED REAL ESTATE BROKER IN ONTARIO." He is being extremlely nice in this situation and willing to work with me. I understand I need an agent on my side, This wont cost me anything you say? I am not planning on getting a full on Mortgage but a simple financing, I am not sure if that s the same but I am under the impresion its like (RENT TO OWN) but you pay utilitys. Once i get more information about the home from the Agent I will then proceed to find a agent that can guideme through. Stone: I will check on the zoning laws, I believe(because MANY MANY people in my town rent rooms out) It is okay, As long as it is not in squalor or a flooding basement. Should i go to a lawyer to get a solid lease made up? or can i simply type a good one up my self and keep ORIGINAL copys of the lease, I know the basics of renting a room out, But I am sure i would need some help on the technicalitys

How much is this home worth? Websites where I can get a home analysis (price) would be appreciated as well.?
This home is located in Norwich, Ontario, a very popular town due to the fact that it is home to a church where many of us go to. It is 46 years old, but in good shape, although it needs several renovations and updates. Property Size: 75.5 x 120 ft. Should I buy a MOBILE HOME?
Let me start off by posting the link. http://www.realtor.ca/propertyDetails.aspx?propertyId=8722430 The home is listed at $15,000 and I would like to put in an offer. What are the PROS and CONS of buying a mobile home? I am a first time buyer, 18 years old and wanting to jump into the market while its cheap, then sell the property(or rent) at a later time. Can you add onto a mobile home? I notice theres quite a large spot on the right hand side, which I could extend the kitchen+living room. Also, this may be a stupid question but; Can you add another floor into a mobile home? Even if remodels were aproved by park managment, Would it be worth buying for resale? Any answers or links would be greatful! I will take ANY feedback, and maybe some ideas on remodeling that home. P.S: Ive heard of "modular room add-ons" for mobile homes, are they worth looking into? or should i gut the whole house and remodel it! For $15,000 it gives me ALOT of room to work with.
