Neighbors recently sold a house by owner?
A couple with 2 kids just recently sold their house by owner and did not go through a real estate broker. They keep coming back to that house every now and then. What's going on? Why they keep coming back. I thought they shouldn't be back if the house was sold and the new family living in it. are they tresspassing? What gives? I do not know that much about selling houses by owner.

Contract ended with realtor, sold house by owner ... question?
This is a question for a friend ... Her house was for sale with X real estate company. The contract expired and then she sold the house on her own. But the expired contract says that if the house sells within 180 days of the contract expiring and it's sold to someone who looked at the house while it was under coontract my friend is still required to pay X company a 5% commission (which, in the case, would total nearly $15,000). And the people buying the house DID look at it while it was under contract, but there's no record of them looking at it because it was during an open house and they never signed the sign-in sheet. So, my question is ... Is there any way X company can find out that these people saw the house while it was under contract? And if so, how? Thanks in advance. Just for the record, X company had the contract on the house for a year (6 months, 3 months and 3 months).

Selling houses by owner?
I've heard mixed feelings about selling houses by owner and how you are supposed to present yourself and the house. We have always been guided through the houses we see, like our buying realtor will go in each room with us while we look. Should we do the same when selling our house, or let the potential buyers' realtor go through it themselves? If they don't have a realtor, should we just let them wander or accompany them through each room?
