Debt ratio low, Want a new mortgage, buy house?
Hi, This is a scenerio of a friend of mines that would like to buy a house, She sent me the information below, Is there any hope for her. I would like to buy a house. I own a house now.balance 55,000. 2010 I made 15,000 I started working from August 2010 2011 I made 35,000 full year 2012 I will make 45,000 I would like to sell my home. my monthly not for my mortgage now is $708 Car note is $428 Credit Cards about $120 a month My husband had a house in Georgia but Nov 2010 it went in foreclosure Bank of America He makes 60,000 a year Car note $400 he owes like $6,000 on it. Credit Card $45 a month In May this this year will you be able to use 2010 and 2011 income combined? Will that do any justice? My mother can cosign for me. What is the amount that she will have to make monthly to cosign for me? Or Should I wait till May 2013 to purchase so you can use my income for 2011 and 2012 35,000 and 45,000 steady income for those years If I should wait till next year, will my husband be able to assist me, since it will be 2-3 years since the foreclosure. I live in Ct I am in process of filing ch7 how soon after I file can I sell my home?
I cant file till I finish paying my lawyer $1500. I emailed him these questions but he did not reply . I need to find out if I should file first or sell 1st If I sell first will the creditors be able to take the amount I owe them from the profit?. The full amount before they reduced the amount. A couple creditors have the accounts "charged off" on my credit reports . some are in collections .All have reduced what I owe them but I am not able to pay the reduced amount . Morally I dont want to file ch 7, I would like to be able to pay my debt. Can the collectors go after the proceeds of selling y house. ? I want to make that decision not have collectors taking from the profit of selling the house. I do not know what to do first and my head is swimming I need to move to be near a ill family member. Thank you .

Home Selling and Bank Settling?
I am planning to sell my home. I currently have a mortage with a bank. Part Fixed (expires Feb2014). Part Variable. I plan to sell mid next year. Can some one tell me what is the sale procedure. What will the bank charge for the early release of the the fixed loan (will it be the diff between fixed and variable multiplied by the balance months). What is the best way to go around it. When should I start the ball rolling if I were to finish it by say end july.

tax liability for sale of principal residence in foreign country?
i am a u.s. citizen who built and lived in a house in another country for 10 years and it has been my primary and only residence. what would be my tax liability to the u.s. government when i sell it? is there any way to avoid this tax? i took the one time exemption in the u.s. in 2002 when i sold my home there.
