How to ask for a raise BEFORE my annual review?
Here is the deal. I received notice of my lease ending soon on my apartment and they are raising the rent $30. As it is a buyers market right now for purchasing homes, and I am a first time buyer, I looked into condos/townhomes for sale. I found that in order to get approval on a loan for a decent home I need a pay raise. It is still 4 months until my annual review, but I need to know ASAP as my apartment lease is up the first of March. How should I go about asking for a pay raise? It would be a substantial raise, as I found I am being paid $6,000.00 below the average salary for my position and years experience(Graphic Artist/7 years). I'm aiming for a $3,500.00 raise to my yearly gross. I am a valued employee, producing top selling designs and a top client requests me to do their art work. Now that your know all that, how should I approach them for the raise? Do I mention the reason of purchasing a home? Any tips?

3 Vancant Townhomes for sale in a distressed area. Whats your opinion?
Riding around the city, I found three townhome properties at great prices. The properties are in a low income neighborhoods near a thriving downtown area. Each property contains 3 bedrooms, 1.5 bath, and a full basement. However, each property needs TLC. I have an uncle who used to fix up properties and rent the property out to section 8 tenants. I'm currently thinking of doing the same. I will be calling the realtor tomorrow to inquire about the property but I would like some advice/opinions. This would be my first investment property. What do you suggest I do before looking into investing? And, what advice could you give me to start out in the right direction? I was thinking about just starting out with one townhome to see how it goes. What are your views?
