Rent or buy?
My fiance and I are currently renting a townhouse at $635 a month. We live in an AWFUL neighborhood and want to move somewhere nicer. Well we have two cats, so that narrows down our options considerably. Also, it seems that most apartments in our town are turning more and more ghetto. So we were thinking maybe we should just buy something. There is a townhouse for sale in a great neighborhood and the monthly payments WITH property tax included would be around $750/month. We would pay a small condo fee for outdoor maintenance. The square footage is roughly the same as our current place so we're aware of utility costs. Is it worth it to buy now? I know the market is kind of in a slump, but maybe if we fix it up and sell later? We live in a college town, so it'd be easy to rent out also. What should we do??? We're not wanting to stay in this area forever either.... maybe 5 years max. I live in Illinois.

How do I purchase an FSBO home-- need help w/offers and/or should I use an agent?
I am looking at buying my first property, a townhouse for sale by owner, and I have know the seller most of my life. I toured it, have decided I want to buy it, will be able to get financing etc. My question is, how do I make an offer to someone I know without it sounding rude? I would like to offer about 8% less than she is asking. Do I formally write something up? I know people will say to research what other similar properties around here have sold for to use as proof the price should be lower...I've tried! There are very few townhouses in this area and none have sold for several years. Since the seller is a family friend and is selling it herself, I would like to try to avoid a real estate agent's commission. Any help or advice is appreciated!

How long after bankruptcy will it take for them to take my house?
I'm going to file bankruptcy and put my townhouse in it. I hate to do it but the value has dropped about $30k in 1 year! I owe $94k and it's worth about $63k now! Section 8 has moved into our area and the crime keeps going up. There are 26 other townhouses for sale around here and starting at $52k. Most are foreclosures. So my question is this. I am going to file bankruptcy next month and put the condo in it. How long do I have until they kick me out? Does anyone know how that works? I know they are backed up and I've heard stories where people stay up to 2 years! I don't know if it's different since it's not foreclosure, but bankruptcy. I want to stay here for a few more months until I can find a new place. Thanks ahead of time!
