question about 55 and older communities?
I was looking at buying a home in a 55 adult community, I am 53yrs old and I was told that I could purchase there because 20% could be 48 - 55 and 80% was for 55 -older. There is a home for sale in the same community would be a resale and I put a down payment on it. I was not approved by their board the reason they gave was it was the boards position that allowing this sale may negatively impact the age restriction in the community. They are currently (building) selling houses to under 55 what recourse do I have? They were going to sell me a new home, but are restricting me from buying from an owner in their community. Any suggestions or help would be greatly appreciated.

What is a good town (MUST have small town feel) to live in Ontario?
Hi there,
To give you a brief introduction, I am a Czech immigrant and I have grew up in Ottawa for over 10 years. I have found that Ottawa is not my type of city is too much going on..
However, I would like to find a town that has a small town feeling and is walks away to important needs such as grocery stores, shops, health clinics, schools, recreation centers and etc. I am studying here in Ottawa over at Algonquin College and would like to move afterwards I am done. I am in my late teenage years, young 20's.
Requirements:
-Urban, small town population
-small business opportunities
-some recreational activities
-All 4 seasons but warm winter, not a lot of snow if possible
weather doesnt matter as long it has no cold winters
but warm winters would be nice unlike cold winters down here in Ottawa
Least Natural Disasters
-Good public transportation or nearby enough to walk to parks, beaches, grocery, shops etc.
Job Travel not too far from town
-Friendly honest neighbours, people and community
-Low crime rate, good for families
-Nice small condos/homes for sale
-Low cost living or on average but not crazy expensive
-Old fashioned feel (partly)
that is all I can think of at the moment.. please let me know which cities are good

HELP! Need advice.. should we move into house on busy road or stay put? We have a daughter on the way...?
Ok So my husband and I have a huge dilemma...
we have been house hunting off and on for the past 2 years. Most recently, when we found out that I am expecting our first child (due in April), we started looking for a house more aggressively. The past 6 months we have not been able to find ANYTHING decent in our price range. everything is either a complete sh*thole, fix-me-up, or in a terrible neighborhood.
So, much to our surprise, we found an awesome home for sale in a great town that has great schools. another perk is that it'd shave about 15 minutes off of hubby's commute each way to work (so he'd save 30 minutes a day!). The house is in move-in condition except for one major repair. The house is a short sale.
The problem is that the reason this house is in our price range is due to the fact that it is on a main road. Not just a pass-through road that takes you to a main road, but a main route in town and it is just steps away from a busy intersection, and 2 minutes away from the highway. Also, the property abuts a swamp and wetlands behind it.
We decided to put in a low-ball offer and it was accepted by the seller, now the offer was sent to the bank and we are waiting for approval. We know it could take months to hear back from the bank because that is the timeline with short sales.
Well, our realtor told us that this particular bank typically rejects all offers if a home inspection is not completed. So, we went ahead and got a home inspection... come to find out the house is in good condition but there are a few major concerns:
-Permits were not pulled for ANY of the remodeling. We are talking a remodeled basement, a wood burning stove that was installed, all brand new windows, a new roof on the front of the house, a brand new deck, a new bathroom, new kitchen, and central air conditioning. It worries me that they didn't pull any permits! How do we even know if the quality of the work is up to standards? Also, can we inherit the problem from the seller if they didn't obtain permits? It wouldn't be our fault that permits weren't obtained because we didn't own the home when the renovations were completed..
-There is an issue with the oil and gas and the way it vents through the chimney. This is the only major repair that we would have to do, but I would want it done right away because the home inspector told us that it is a serious violation the way it is and it is unsafe the way it is right now.
So now that we have had time to think about everything, I am starting to second guess purchasing this home. Aside from the issues with there not being proper permits, it being on a BUSY main road, it abutting swamp/wetlands, I am mostly concerned about the increased expenses. My husband would be purchasing the home solely in his name, and he doesn't really have many debts that are in his name. So on paper he can afford the house no problem. What worries me is that when you factor in my debts (which are really OUR debts, because they are things such as cell phone, cable, etc), we are currently just getting by. I am on unemployment right now and my unemployment is scheduled to run out in August. Purchasing this house would put us in the hole about $200/month. Then, once my unemployment runs out I have no idea what we will do. My husband had originally intended for me to just stay home with our daughter, and he was going to pick up some overtime at work, but if we purchase this house he'd have to start working overtime right from the start in order to cover the mortgage to begin with!
Ugh, I am so stressed. Not to mention, we have a baby on the way and so God knows how expensive that will be.. I am just concerned that we cannot afford it. My husband is trying to persuade me to move forward with the purchase because the house has pretty much everything we could ever want, aside from being on a main road and abutting swamp land. We are cramped where we live now, but personally I feel we'd be better off staying here and living in tight quarters in order to save money and just get adjusted to the increased expenses of a child...
Apparently we can retract our offer now, before the bank ever sees it. We would get all of our deposit money back and the only thing we would've lost was the money it cost to do the home inspection.
What do you think?? Given our financial situation, and the red flags I mentioned with the property, would you move forward or would you retract your offer?
