What I Need To Know Before Purchasing A Mobile Home For Sale By Owner?
I am looking at buying a mobile home that is for sale by owner. There is no attorney involved and I am trying to make sure I am aware of everything that I need to know. The lady is living in the mobile home now so I am not sure what inspections I will need. To be honest, I am not sure what I need to do at all. At this moment I am awaiting to see if the loan for the home will go through. I was told by the bank that the seller pays closing cost and the buyer pays for any inspections needed. I am trying to do this without an attorney to save that money for a down payment so any information is greatly appreciated as long as you know the information to be a fact. I live in the state of North Carolina. Thank you in advance.
It seems that I need to clear some things up. The seller has the title in her possesstion and proof the home is paid in full. The owner has to move out of town back in with her parents because of health issues. One of the answers the reader had to have misunderstood. The seller pays for closing and we would pay for any inspections necessary
Now I understand how top contributors become just that, by giving useless information that I did not ask for. I know the warnings. I listen to the news and hear about all of the scams going on. I have the knowledge and capability to do my own title search and have done so on the home and land. What I don't know is what inspection will I be obligated to pay for? I think there may be an extra one since it is a mobile home. Also, I am sure I will have to pay for a structural inspection but will I have to get the septic system inspected? I guess to cove my questions, is to ask what kind of inspections are needed with a land home package that is already set up and being lived in?
