what professional can help us with processing a rent to own home?
As we are tired of renting, and can not qualify for a mortgage, who can we seek guidance from for renting to own a home? we dont want to be left in the dark, to find out we did something wrong! my questions are: 1)when do we pay the downpayment, After the three years when we start the contract, or when we move in for the first three years as renters? 2) how do we know if what we are paying covers what is needed (taxes, insurance)? 3) would a real estate agent be able to help? 4)what is the correct process? Is it illegal to ask for deposits on rent to own homes that exceed the first and last months rent in Ontario C?
Is it legal to ask for a deposit on a rent to own ...just read the add listed? We have a 4 bedroom, 2 bathroom house with an above the ground pool in the valley.....I can send you pictures...it's a great, great house....laminate floors and ceranmic tile throughout. So here's the deal: Rent is $1600 per month but we require a $5000 deposit....that deposit will be taken off the principal agreed selling amount. You are responible for the utilities but out of the $1600 we will also take care of the land taxes and the house insurance. Our utilities are low and the house is gas heated! You basically have until April 2012 to obtain a mortgage....so 8 months...some people just need a little bit of help. The house comes with a washer, dryer, fridge, stove and dishwasher which are only 3 years old. You agree that if anything needs fixing with the house while you are renting it that you will fix it as if it was your own house. Absolutely no smoking in the house while it is being rented. I can be out within two weeks..... Let me know if you are interested. But I need somebody who can get gaurantee getting a mortgage next spring!!! Willing to do this but not forever! Additional Details I am not the owner of the property; I am asking this question for someone who is looking to purchase or rent a home...the seller or rentee specified that the proposed renters would not get their deposit back if they could not obtain adaquate mortgage. Is this legal in Ontario...I believe that the Rental Tribunal Board of Ontario states that it is an illegal act to request a deposit that exceeds the last months rent. 2 minutes ago
